Tips and Tricks You Can Use In Your Home

Set The Stage is a returning featured guest on Good Things Utah. We share design tips and tricks for you to try in your own home! We’ve shared organization tips, holiday place setting ideas, furnishing trends, and ways to transform your outdoor living space, with many more to come!

We love sharing our expertise and helping people transform their spaces! Often times, the simplest adjustments can make the biggest difference. Try out these few simple tricks and let us know what you think!

This fist tip is so simple and easy! One thing that makes the biggest difference in a space is the use of greenery. Just by adding a few plants (silk plants or faux plants are great too!) can help liven up your space and bring a sense of calm into your home. We use silk plants in all of our stages and it really does make such a difference! Use different types of plants for variety or change them out for the seasons! Stores like Home Goods, TJMaxx, At Home, and Hobby Lobby have great silk plant options! Add plants to your open shelving, as a centerpiece, or use them as accents on dressers and end tables!

Next is to use a color scheme or theme in your home. We select a single color or a couple to use in accents when we stage homes. This helps create a cohesive feel and is also visually pleasing. Pick a color and tie it in to your home through accent pillows, decor, art work, linens, etc. This is so easy and relatively inexpensive. Focus on the main living spaces or one room at a time and make small adjustments. Color can affect the way you feel, so pick one that brings you joy! If you like to decorate for the seasons, make the majority of your decor neutral, and bring in seasonal elements! You’ll be surprised how this will transform your home!

Don’t underestimate the power of spray paint! Update and refresh your dated decor just with some paint! There’s millions of ideas and how-to’s online about how to up-cycle and refresh things you have lying around your house. Focus on shape rather than color if you’re thrifting or have dated decor. After a few coats of paint, you’ll have saved yourself some money, and have a piece you’ll want to display instead of throw away! This is a great way to bring in color and texture to your decor. Get creative and have fun with this!

Our last tip for you is to get your space organized. Work on one area at a time so you don’t get too overwhelmed (because we all know how stressful cleaning can be). Work to create a functional, sustainable system for your space so things can stay organized longer. Try organizing your closet and clothes by color. Use baskets for more cluttered spaces to hide those difficult items that don’t organize easily. When everything has a place, you can relax and enjoy a clutter free space! One of the appealing parts of staged homes and the homes in magazines is that everything looks so clean and organized. While we can’t live in model homes, we can create the feeling of one just by simply organizing a few areas and a little bit of decluttering. Take your time organizing and try to make it fun! Work on one area at a time and pretty soon you’ll feel like you’re in a brand new home!

What Is Home Staging?

Home staging is a marketing tool Realtors and home owners use to make their homes more appealing to buyers. As home stagers, we specialize in transforming vacant homes. We bring in furnishings to be placed in the home while its listed on the market and arrange them so your listing pictures and showings stand out to more buyers. Staging enhances the charming elements of a home, and can help distract from certain visual quirks that might otherwise stand out if the home was empty. Its crazy how just a few furniture pieces, artwork, and accessories can transform a home!

By staging key areas, buyers are better able to visualize themselves living in the home and are more likely to place an offer. Research done in 2019 by the National Association of Realtors® Research Group states that “83% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.”

Home staging is a great investment towards the sale of your home. Even in a competitive market, like the one we’re in now, staged homes are selling faster and for more money! Who wouldn’t want to take advantage of a resource like that! In the same study by the NAR, “1/4 of buyer’s agents said that staging a home increased the dollar value offered between 1 and 5 percent, compared to other similar homes on the market that are not staged.” And “17% of sellers’ agents stated that staging a home increased the dollar value of the home between 6 and 10 percent.”

If statistics don’t show the advantages of staging, just take a look at some of the before and afters of homes we’ve staged!
